Toronto’s chief planner recommends allowing up to four units in a building on any neighbourhood lot, cracking open the city’s ‘yellowbelt’
The Toronto laws that shield large cuts of the city from anything other than detached or semi-detached houses may soon be relics, as Toronto’s chief planner has released a final set of recommendations to legalize multiplex housing across every neighbourhood citywide.
If approved by council, the changes would amount to a considerable rethink of the way Toronto grows. Under the current zoning and planning rules,, with some areas defined by clustered, sky-reaching apartment towers while others — sometimes mere blocks away — have been shielded solely for single-family homes.
Under the recommended changes, multiplex housing could be built up to 10 meters, or three storeys, so long as the design was in keeping with that area’s existing “physical features.” In some neighbourhoods that already allow for greater heights, four-storey units may be possible, the report adds.
