The city’s housing stability office issued two notices of violation in March on investors’ foreclosure purchases

But multiple homeowners in the neighborhood previously told The Denver Post they were not aware that fines and fees had piled up until the bills were in the hundreds, if not thousands, of dollars. On top of the fines and late fees, the HOA also passes on its attorneys’ fees, adding thousands of dollars more to the homeowners’ debts.
The 1,509-square-foot house is valued at $459,200, according to Zillow. The city’s deed restriction on how much the property could be sold for was not immediately available, but Woodbury said the maximum permitted resale price is dependent on whoever the current owner of the property is and how much they originally paid for it.
In a letter to Christophe Attard of Welcome to Realty 401K, an investment company in Fort Collins, the city gave the company 15 days to respond and 30 days to cure the violation of purchasing the Netherland Street home by selling it to a qualified buyer. However, Attard did not respond to the city’s notice within the 15-day period, Woodbury said.
