Dauphin Island is not grappling with anything that other beach resort cities have not already had to address.
Leanne Potts and her husband, Scott Warnke, have been leasing out their two-bedroom, 1,200-square-foot cottage in Dauphin Island for the past four years.
It is also creating an odd divide in a town of around 1,800 residents, pitting full-time residents against the short-term renters in an East End versus West End struggle over where vacationers should go. “What annoys me is that I have a business license that the town granted to us, we pay lodging taxes to the town and the state, and this is already regulated,” said Potts. “It’s not like it’s the Wild West. If there are problems, they have the tools.”
Dauphin Island City Councilman Earle Connell, who is the council’s liaison to the Planning Commission, said the changes are meant “to have balance” in Dauphin Island, between the residents and tourists. “It’s very vulnerable to weather and other events,” said Councilman Gene Fox, a Realtor and former business owner on Dauphin Island. “Even our comprehensive plan says we should take some our economic density and get it off of the West End of Dauphin Island.”
“We find that most people in that area are visiting from other parts of the county,” he said. “They have very little knowledge of those local conditions. That puts a burden on the community. You need outreach and to get ahead of the system and you need to move your vehicles to higher ground. So, yeah, it does create a burden on the town and our rental agencies.”“West End has a reputation … a bad reputation,” she said. “The Island is subsiding. It goes underwater.
